Residents of smaller communities face similar affordable housing challenges as large urban districts, yet with added difficulties. Rural affordable housing developments do not generally occur in large scale, meaning there are far fewer financial incentives available to build affordable housing in those communities.

The lack of affordable housing can force diverse populations, such as senior citizens and families, to seek housing away from communities they have spent their lives within or places that they grown up in and want to raise their own families within. 

Riverside Lofts in Jefferson, Wisconsin

Riverside Lofts is an adaptive reuse project that converts a prior furniture manufacturing facility and warehouse into 36 mixed-income apartments in downtown Jefferson, Wisconsin. This project is a catalyst for the city to commence construction of their planned Downtown Riverwalk.

The building consists of a mix of 1, 2, and 3-bedroom units renting at affordable rents between 30% and 60% of County Median Income and four market rate units are also incorporated. Bowman Senior Residences in Nogales, AZ

Bowman Senior Residences provided a unique opportunity to revitalize downtown Nogales. Gorman & Company, in partnership with Nogales Community Development Corporation, converted a blighted and mostly vacant building into much needed senior housing.

The historic Bowman Hotel was converted to 48 affordable units for seniors ages 62+. The units are accessible for the physically disabled and designed utilizing Universal Design principles. Wet-Net Villas in Islamorada, FL

Wet-Net Villas is a 36-unit development located in Islamorada in the Florida Keys. The project is designed to serve as high-quality, affordable rental housing for the village’s workforce. The project is located on village-owned land and is situated in 18 duplexes with carports for each unit. Wet Net Villas is adjacent to Overseas Highway at Mile Marker 81, the major highway through the Florida Keys. The Village of Islamorada consists of five islands in the chain of islands comprising the Keys. This area includes restaurants and small stores all within a half mile of Wet Net Villas. Amenities include a community room, library and computer lab.
